Site Search

Tell us what you need. We bring you the sites.

You give us the load, the land, the markets and the date you need power. We search those markets against the public record and the ground, rule out what can't work, and bring back a ranked shortlist. Every site on it comes with a read already done.

Searched and signed by Michael Lawrence, who has spent decades finding, building and commissioning sites in the field: communication sites, utility power and extensions, backhaul and SCADA networks. The rules side comes from the Calyx public register of data center siting rules, where every entry is sourced and dated.

How it fits

Search finds the site. Verdict decides it. Watch follows it.

Search

"Here is where it can go."

A ranked shortlist against your spec, each site read at screen depth, plus everything we ruled out and why.

Verdict

"Here is the call on this one."

Take any site from the shortlist to a full Site Verdict: Go, Go with conditions, Hold or No-go. Part of the search fee is credited.

Watch

"Here is what changed."

Keep the search open after delivery. When a pause ends, a rule changes or a new parcel meets the spec, you hear about it.

What you give us

The spec.

ItemWhat we need
LoadMegawatts at first power and at full build, and rack density if you know it.
Land or buildingAcres, or square feet if an existing building or colocation space will do.
MarketsStates, metros, counties or utility territories, in the order you prefer them.
TimingThe date you need power, and how much of it on that date.
Power pathGrid service only, or open to other arrangements. Where power is short we state the gap; we don't recommend on-site generation.
Water and coolingAir or liquid cooling, and any limit on municipal water.
Deal-breakersAnything that rules a site out for you: discretionary zoning, a public hearing, distance to fiber, flood zone, neighbors inside a set distance.
How it runs

Sweep, rule out, read, rank.

  1. 01
Sweep the marketsEvery jurisdiction in your markets is checked against the register: local pauses and their exemptions, data center ordinances, pending votes, state holds, and utility large-load terms. Places that can't take your project are set aside first.
  2. 02
Find the candidatesParcels and buildings that fit the spec, from parcel records, zoning maps, utility and substation locations, fiber routes and current imagery.
  3. 03
Read each oneEvery site that survives gets a screen-depth read: the record that reaches it and a dated read of the ground. Each one ends in worth a verdict, or not.
  4. 04
Rank and signYou get the shortlist in order, the reason for each ranking, and the full list of what was ruled out and why, signed by the person who made the calls.
What you get on each site

A site sheet, not a listing.

AreaWhat it shows
The parcelLocation, acreage and owner of record, from a cited parcel source.
Zoning pathBy right or discretionary, and the hearings it would need.
Rules and datesPauses, ordinances, pending votes and state holds that reach the site, each with its source and the date it was checked.
PowerThe serving utility, the nearest substations and lines, and what the utility has said on the record about capacity and large-load terms.
Water and fiberWho serves the site, and the routes and carriers nearby.
The groundAccess, flood zone, adjacent uses and the nearest homes, from dated imagery.
Open itemsWhat is still unresolved, and who would resolve it.

The list of what we ruled out often saves as much as the shortlist: counties under a pause, zones with no path for your use, substations with nothing left. You get it either way.

Your spec stays open after delivery. When a pause ends, a rule changes or a new parcel or building meets the spec, you get a short note the same week. A full site sheet on any new site is billed at the per-site rate when you ask for it.

Half on commencement, half on delivery. The fee is the same whether you buy one of the sites, all of them or none.

Independence

We find and read sites. We don't sell them.

Calyx Intelligence is not a real estate broker. We don't list, market or negotiate property, approach owners on your behalf, or take a fee from a seller, landlord, broker or utility. When you want an owner approached, your broker or counsel does it.

  • Our fee is for the search and the read. It never depends on whether you buy, lease or option a site.
  • Neither Calyx nor its founder holds or pursues an interest in any site we bring you. Any land interest the founder holds in a county you name is disclosed to you in writing before the search begins.
  • Your spec and your shortlist are confidential. A site we deliver to you isn't put on another client's search shortlist for 90 days.
  • Where power is short, the site sheet states the gap. It does not recommend on-site generation or storage, a category in which the founder has a disclosed adjacency.
  • The register reads the same whether or not anyone bought a search, and nothing you give us goes into it.
Boundaries

What a search is, and isn't.

It is

  • A ranked shortlist of sites that fit your spec
  • A screen-depth read on each, from a sourced record and a dated look at the ground
  • The list of what was ruled out, and why

It isn't

  • Brokerage, a listing or an introduction to an owner
  • An appraisal or a title opinion
  • Engineering design or a utility commitment
  • A promise that any site will be approved

Calyx is not a licensed engineering firm or a real estate brokerage. Work that requires a stamp is done by a licensed engineer and cited. Legal questions go to your counsel, title to your title company, and transactions to your licensed broker.
