What we sell, and how it is priced.
The two ways in are priced on this page. Everything from a single site upward is quoted to its scope. Private work is confidential by default, and public bodies are named with the fee on the funding disclosure. The register itself is public and free.
Jurisdiction report
$3,500 · one jurisdiction
One jurisdiction, current through a named date: the rules that apply to a data center there, what is pending, the dates that matter, the power and water posture, incentives, and the permit path. Every line sourced, dated and marked. The usual starting point for developers and their counsel.
Site pull
One site read across four records: the developer and its entities, the collateral behind its utility commitments (letters of credit, bonds and guarantees), the land and title, and the rules. Built for developers, contractors, insurers and title. Quoted per site.
Lender package and draw-day bring-down
The site pull assembled for a credit decision. On each draw date, a bring-down confirms whether anything in the record has moved since the last one.
Site monitoring
Named sites watched on a schedule: new filings, votes, tariff changes and dates that move, reported as they happen. Priced per site, monthly.
Weekly site calendar
$250 a month · up to five jurisdictions · month to month
Every Monday, the upcoming hearings, votes, deadlines and expirations across up to five jurisdictions you name, each with its source. A same-day alert when a date moves. No analysis. Month to month.
Site survey and field measurement
Acoustic, vibration, RF spectrum, power quality, light and environmental path screening. Baseline before construction, verification after, and continuing measurement where an approval requires it. Scoped by site, duration, instrument package and reporting requirement.
Everything without a price above is quoted per engagement. Write to michael@calyxos.ai with the site or jurisdiction, and you will get a price and a turnaround back in writing, along with a sample report.
- 01Same price for either side. What we charge does not depend on which side of a project you are on. A developer and the county reviewing its project pay the same for the same work.
- 02Confidential by default. Private clients are not named; they are counted by buyer type on the funding disclosure. Public bodies are named with scope and fee the day the engagement begins. Any client may choose to be named.
- 03No contingent fees. Nothing is tied to an outcome, decision, approval or denial.
- 04Your numbers get graded the same way. If a figure you supplied does not reconcile, you hear it privately and first, and it still does not reconcile.
- 05Same facts, any buyer. We sell the same public-record work to anyone on any side of a project, and every report says so. One client's non-public information never reaches another. No strategy or testimony for both sides of a live dispute, and no work for both a government deciding a case and the applicant before it.
- 06Half on commencement, half on delivery, net 30. The calendar is billed monthly in advance. Nothing starts before the engagement letter is signed.
Engineering design and certification
We measure. We don't design. No setback, decibel limit, separation distance or mitigation design comes from us, and we don't certify that a proposed facility will comply — that work needs a licensed engineer's stamp, and we'd rather say so to your council than blur it.
Advocacy
We don't testify for a position, draft public comment for a party, or write anything whose conclusion was settled before the record was read.
Exclusivity
The register and published findings read the same whether or not you paid for related work. You're buying the report and the speed, not control of the public record.
Legal questions route to counsel, coverage to a licensed broker, tax positions to a credentialed preparer, fraud and criminality to a forensic examiner, and engineering design to a stamped engineer.
